This policy explains what M22 LLC, doing business as M22 Construction (“M22,” “we,” “us”), collects from you, why we collect it, and what we will and will not do with it. It covers our websites, our estimate and contact forms, our phone and text messaging, and the records we keep while working on your project.

We are a residential and commercial construction company. We collect information to quote and build your project — not to build a marketing list to sell.

• Contact details — your name, email address, phone number and the address of the property you want work done on.
• Project details — what you described to us, plus any photos, plans, measurements or documents you send.
• Anything you tell us in a call, text, email or in person about the job.

If you are an M22 employee, crew member, subcontractor or supplier, we hold the contact details you gave us so we can coordinate work — your name, mobile number and email. We use them to run the job, and for nothing else. See the text messaging section below.

• Estimates, proposals, contracts, change orders, invoices and payment records.
• Job records — site photos, daily logs, schedules, inspections and permits.
• Records of our calls and text messages with you, including voicemail.

• Standard web server logs from our hosting provider — IP address, browser type, the pages requested and the time of the request.
• Local browser storage used to keep you signed in on our internal staff tools. Those tools are for M22 employees only and are not part of a customer visit.

We do not run advertising trackers or sell profiles of visitors to our site.

M22 uses text messaging in two distinct ways, and they are kept separate.

Who receives these: M22 employees, crew members, and the subcontractors and suppliers engaged on an M22 job. These are work messages between people who are working together. They are not sent to customers, and they are not sent to anyone who has not given M22 their number for work purposes.

What they contain: day-to-day job coordination — where to be and when, schedule and start-time changes, site access, material deliveries, questions from the field, and safety or weather notices.

How people opt in: a team member or subcontractor gives M22 their mobile number when they join the crew or are engaged on a job, and agrees to be reached about work. That is the consent. It is never bought, rented, imported from a list, or passed to us by anyone else, and it applies only to M22.

Message frequency varies — it follows what is happening on the jobs, so a busy build week carries more messages than a quiet one.

Message and data rates may apply. Your carrier's standard rates apply. M22 does not charge you for text messages.

How to stop: reply STOP to any message and we will stop texting that number. Reply HELP for help, or use the contact details at the bottom of this page. If you opt out we will reach you by phone instead — you will not be left off the schedule for it.

Mobile carriers are not liable for delayed or undelivered messages, and delivery is not guaranteed. Anything urgent or safety-related is handled by phone, not text.

Separately, we may contact you about your own project using the phone number you gave us — by call or by text — for scheduling, arrival times, questions from the crew, quotes, approvals and invoices. We do not send promotional or marketing text blasts to customers, and consent to receive text messages is never a condition of buying anything from us. Reply STOP at any time; message and data rates may apply, and opting out does not affect your project.

• To respond to your enquiry and prepare an estimate or proposal.
• To schedule, perform and document the work, and to coordinate the crew, suppliers and subcontractors on your job.
• To invoice you and process payment.
• To handle warranty questions, service calls and any dispute about the work.
• To meet our legal, permitting, insurance, licensing and tax obligations.

We do not share, sell, rent, or provide your mobile phone number or your text messaging consent data to third parties or affiliates for marketing or promotional purposes. No mobile information is shared with third parties or affiliates for marketing or promotional purposes. Text messaging originator opt-in data and consent are never shared with any third party for any purpose other than delivering the messages you asked for.

We share the minimum necessary information, and only with:

• Subcontractors and suppliers on your job — they may need your address, your name and your project details in order to show up and do the work.
• Service providers that run our business systems — our project management software, website host, phone and messaging providers, and payment processors. They handle your information only to provide that service to us, under their own obligations to keep it confidential. They are not permitted to use it for their own marketing.
• Inspectors and permitting authorities where the work requires a permit.
• Anyone you ask us to share it with — for example your insurer, lender, architect or property manager.
• Legal and safety — where we are required by law, or to establish or defend a legal claim.

We do not sell your personal information, and we do not trade it to lead generators.

Our internal tools require each employee to sign in with their own individual account, and every action taken in them is recorded against a named person. Access is limited to the M22 staff who need it. No system is perfectly secure, but we do not leave customer information sitting in shared, unattributed accounts.

We keep project records — contracts, invoices, permits, job photos and correspondence — for as long as we may need them for warranty, insurance, licensing, tax or legal reasons. Enquiries that never become projects are kept for a limited period and then removed. If you want your information deleted, contact us and we will tell you what we can remove and what we are required to keep.

• Texts — reply STOP at any time.
• Email — ask us to stop emailing you, or use the unsubscribe link where one is present.
• Access and correction — ask us what we hold about you, or ask us to correct it. Contact us using the details below and we will respond.

Our services are for adults. We do not knowingly collect information from anyone under 18. If you believe a child has given us information, contact us and we will delete it.

If we change this policy we will update the effective date at the top of this page. Material changes to how we handle text messaging will be reflected here before they take effect.
